Property investment hotspots!

Birmingham is buzzing again! In the month John Lewis’ flagship New Street store opens and the rugby World cup is in town, the rental market in the area is expected to reach new highs!
August, “the holiday season”, provided us with confidence of a busy autumn period with a record number of new tenancies secured for September already.

Birmingham has been ranked fourth by the Barclays UK Prosperity Map last month. With increasing property prices and large returns in equity markets in recent years, a combination of higher wages and employment rates has created more millionaires as both the Birmingham and UK economy gets back on track. The research also shows that the region is more affluent than it was five years ago with measures including household wealth, gross domestic product, exam results, charitable donations and entrepreneurship taken into account.

Statistics produced by the Lettings division here have revealed that leafy suburban living is current flavour of the month as Edgbaston properties, based on the B15 postcode and Harborne, B17, hit a new record for the year with 39% currently under offer-up 13% on July alone. Professionals including local doctors, university lecturers, banking professional and MoD tenants are an example of relocating clients choosing Birmingham’s most aspirational suburb as their next destination and quality is top of their tick list. An excellent example of let properties in August is Michael Drive. A great cul de sac off Wellington Road, with close proximity to Birmingham City Centre, as with excellent local schooling and leisure facilities, Edgbaston and Harborne are popular areas for private professional tenants.

 

 

The city centre market is buoyant in line with the quarter’s record lettings performance, as the city core (B1, B2 and B3 postcodes) returns currently show one in every four apartments have successfully been let. Birmingham is becoming increasing attractive for young working professionals due to redevelopment in the city, Birmingham New Street Station and Grand Central and the stunning new Mailbox redevelopment alone takes retail complex’s to a new level.   • The team at James Laurence was very helpful when I tried to find an apartment in Birmingham. I was in contact with a different letting agency but things fell through and they couldn't help me. A colleague of mine recommended James Laurence Lettings so I emailed them immediately since I was was moving from Sweden and the move would take place in less than a week. The team at James Laurence responded within 5 minutes and managed to offer me a few different apartment-options. Things proceeded quickly and smoothly and just a few days later I had they keys to the apartment. James Laurence helped me every step of the way and went above and beyond to accommodate my requests. The only minor negative thing I can say is that the interntal communication could be improved a tiny bit. I received slightly different information depending on who I was speaking with at the time. When I said I received different information earlier the person I spoke to said she would talk to her colleagues and then get in contact with me later with the "correct" information which she did and the issue got solved very quick.

  • I recently sold my property with James Laurence, and the overall experience was great. They demonstrated a good knowledge of the Birmingham property market when discussing sales strategy, marketing and pricing (more than I was expecting) towards the beginning of my experience with them. This showed when we achieved 2 asking price offers within the first couple days of showings.
