Does the property really need work?

The classic bartering line “the property needs work” seems to be coming an overused property phrase….but do buyers know what they are saying?

 

The derelict property-the project, absolutely needs “work”, often large scale, from stripping back to brick, re-wiring through to the cosmetic décor. The classic “do-er-up-er”. A classic example of a renovation opportunity would be that on St James Road Edgbaston  top to bottom it needs everything!
Image result for kirsty and phil………..But the city centre apartment with a damp patch due to a leak from the flat above, is that really “work” equivalent to the £5-£10k they are looking for a discount?
Now, with the estate agent hat on here, there will be an underlying feeling of frustration. The sale is not made and we are the bad news bearers. With Zoopla and daytime property programmes, buyers are getting their stats to substantiate the “its good but I would like to do, x, y and z”.
Everybody is now a property investor! Thinking re-sale and making money. The forever home seems a thing of the past.
 

Vendors can play the game too!


A property we recently sold inMaxim 28 has been sold for £40000 more than the property above, the previous highest selling apartment in the block in 2014. Take a look at the images-the epitome of city centre living, quirky and stylish. Look again and then take out the nice furniture, dressing, rugs and factor in the exposed bricks is actually wallpaper!
That vendor optimised his opportunity to sell (clearly the marketing we do works as well).

We appeal regularly to vendors to present their property for sale to the best of their ability, not just for first impressions but to prevent doubt in a buyers mind. Re-sand the drive, cut those trees back, re-grout the bath, fix that leaking tap. Small effort and sometimes costs, but for longer term gain-selling for a better price.

  • The team at James Laurence was very helpful when I tried to find an apartment in Birmingham. I was in contact with a different letting agency but things fell through and they couldn't help me. A colleague of mine recommended James Laurence Lettings so I emailed them immediately since I was was moving from Sweden and the move would take place in less than a week. The team at James Laurence responded within 5 minutes and managed to offer me a few different apartment-options. Things proceeded quickly and smoothly and just a few days later I had they keys to the apartment. James Laurence helped me every step of the way and went above and beyond to accommodate my requests. The only minor negative thing I can say is that the interntal communication could be improved a tiny bit. I received slightly different information depending on who I was speaking with at the time. When I said I received different information earlier the person I spoke to said she would talk to her colleagues and then get in contact with me later with the "correct" information which she did and the issue got solved very quick.

They demonstrated a good knowledge of the Birmingham property market when discussing sales strategy, marketing and pricing (more than I was expecting) towards the beginning of my experience with them.
