Birmingham city centre seems to be bucking national trends again with no signs of slowing up.
Our sales manager in our long-standing city centre branch, Dean Coleman, is not only excited about the continuing growth in the area but, is relishing the tough task of trying to find buyers enough city property to meet their demands.
As mortgage lender Nationwide reported in their recent index in May, average house prices fell by 0.2%, the third such fall over the last four months, Dean is proud to boast of more positive news to the contrary, reporting;
“Since the beginning of May until early June, we have agreed to sales on a total close to the value of £3m worth of apartments and houses by our city branch alone, which, when combined, is over 4.1% ABOVE our vendors asking price!”
Astonishing really, not just investors starting to capitalise on everyone’s favourite “second city” but the vast majority being owner-occupiers moving into the city as their first home or pied a terre. Bidding wars and “best and final offers” and open houses are still rife!
This will, of course, be down to individual effort as well as a buoyant market, with Dean and the team priding themselves on honest market appraisals and proud to see we are exceeding our vendors expectations, as Dean confirms;
“We take great pride in providing an honest, transparent and informative service. Here at James Laurence, we never place a value on a property to ‘just win the instruction’. We are all too familiar with having conversations with those owners who have reduced their marketing price, feeling they’ve ‘lost money’ when in fact it may have been an inflated price to start with. The market is very competitive with demand still greater than the supply. Agents also have become more competitive. with more and more operating in the City”
